Well it seemed logical that I should be my own first testimonial. This is my third property, but what I call my first investment property. It is a well positioned 2 bed, 1 bath unit in Elwood, Victoria, 7km from the CBD and a short stroll to St Kilda Marina, the foreshore walkway and the beach. It is the first property I bought following my own program, using my current investing criteria and the whole process took me less than 3 months.
I exchanged in January, settled in March and by July it had increased in value by 14% or $50,000 and by December the same year it had increased by 22% or $80,000!! I look forward to watching it's capital growth over the next few years so I can leverage against it and invest in future properties.

Multiple property ownership, who me? No, that’s only for the rich right?. Well that’s what I thought until I was enlightened as to how it could be a reality. I was always aware that home ownership was a 'good' thing and something that a lot of Australians should strive towards. I also believed investing in property was another of those good ideas that I had always planned to do something about one day, but it just seemed too hard, too complicated and the daily grind just seemed to get in the way.

Can you afford to procrastinate? Depends on how much it costs. Well in our case it cost about $40,000 in one year’s capital growth. Can you afford that? Before undertaking Luca's Financial Overhaul I was spending without giving much thought on what I spend on and how much I spend in each area.
Now I have developed a disciplined approach to spending, noting down what I spend daily and then entering into the financial spreadsheet. If I am spending too much in one area, I will see how I can cut down the spending and used the money saved for a hobby or a holiday. Now I know where my money goes, so that my spending is no longer like a black hole. We are told to save water, energy etc. so why not apply this to our savings?
